How do you open women in elevators? I spend so much time in elevators – in my building, I’m in the elevator 20 times a day.
David: Let’s talk about elevators. Approaching someone in an elevator is the easiest thing in the entire world. Both men and women can use this technique – any person can use it.
Once again, you have to play the odds and the percentages. What do people do when they get into an elevator?
Client: They hit the button and they look up at the screen.
David: Right, they hit the button, they look up at the screen, and they don’t say a word. Even if two people are in the elevator and already talking, the minute you walk in they shut up, right?
So what I will do in an elevator is this: if I’m alone with somebody in there, I will look at her and I will say, “what floor may I get you?” She’ll say, “oh, I already pushed the button,” and I’ll respond, “you know what’s missing in elevators? Concierge service! Wouldn’t it great if they still had the old-fashioned elevator rides? Have you ever gone to New York City in some of the old apartment buildings with the elevator operators? Wouldn’t it be great if all the elevators had elevator guys? And maybe even someone who like told a story or something? So you can be entertained on the way up, and you don’t have to think about the shit you have to do at work that day, or whatever it is.”

David: Let’s talk about elevators. Approaching someone in an elevator is the easiest thing in the entire world. Both men and women can use this technique – any person can use it.
Once again, you have to play the odds and the percentages. What do people do when they get into an elevator?
Client: They hit the button and they look up at the screen.
David: Right, they hit the button, they look up at the screen, and they don’t say a word. Even if two people are in the elevator and already talking, the minute you walk in they shut up, right?
So what I will do in an elevator is this: if I’m alone with somebody in there, I will look at her and I will say, “what floor may I get you?” She’ll say, “oh, I already pushed the button,” and I’ll respond, “you know what’s missing in elevators? Concierge service! Wouldn’t it great if they still had the old-fashioned elevator rides? Have you ever gone to New York City in some of the old apartment buildings with the elevator operators? Wouldn’t it be great if all the elevators had elevator guys? And maybe even someone who like told a story or something? So you can be entertained on the way up, and you don’t have to think about the shit you have to do at work that day, or whatever it is.”

Most wood carving tools are cutting tools. Every cutting tool has at least one bevel. This is the sloping surface coming off the edge. But it’s more than jut a sloping surface. It’s actually a cutting angle. So the bevel supports a specific cutting angle that determines how the tool can be used. Experienced carvers know about bevels and how they affect cutting efficiency.
If you’re just starting out as a wood carver, and you’re going to purchase carving tools for the first time, here are some things you should know.
◦ Some carving tools leave the manufacturer without a bevel. This means that you’ll have to be the one to make the cutting angle, which determines the shape of the bevel. Many experienced wood carvers prefer new tools this way because they want to put the cutting angles on themselves. They don’t want to have to remake an edge.
◦ Non-beveled edges are only recommended for those wood carvers who already know how to sharpen knives or similar types of cutting tools. Beveled edges are essentially wedges and every metal wedge is, in effect, a knife. When you know how to sharpen knives, you can make the cutting angle (AKA the sharpening angle) just the way you want it. You control the bevel exactly.
◦ It’s pretty easy to find new carving tools with pre-set bevels already ground in by the manufacturer. Nevertheless, the new carver must be aware that, even though the cutting angle was created by the tool maker, it may not be the correct size or shape that they want. Don’t just assume that the bevel is correct. Know your needs, i.e. your specific carving tasks, and get the right tools. You shouldn’t rush this.
The cutting angle of your carving tool, or the length of the bevel, determines the strength of the wood you can carve. That sounds great but what are they really talking about - what is this cash flow business? When an individual is interested in buying a piece of property, they typically need to borrow money from a bank or lending institution. Once financing is secured it is simple to purchase the property. What happens, however, if the purchaser discovers that they can’t get financing? What if their credit score doesn't allow them to get a loan from a financial institution? There are even stories of people with good credit that got the loan approved but the lender backed out before the closing date on the property! Now what!?
This is where the cash flow business comes into play. It starts with something called seller carry back financing. In this scenario the seller of a property chooses to loan money to the buyer the same way a bank would. Therefore the buyer of the property strikes up a loan agreement with the seller of the property, and the buyer sends payments to the seller (instead of a bank). The “cash flow” is the payment coming monthly to the property seller.
I can hear the question in your mind - “Why on earth would anyone decide to carry payments on a property they sold?” They could be backed up against the wall and need to sell the property fast due to a pending move. Maybe a buyer shows up at their door with a really large down payment ready to go but can't get traditional financing. That's hard for the seller to turn down! Another reason could be that the buyer was able to qualify at a bank for most of the price of t he home but can't get that last little bit of financing to make it happen. That means the seller would have to carry a second position note for a smaller amount to make the property sale happen.
When someone sells a home and carries the payments, that person can dictate the interest rate, the down payment requirements and the terms on the loan. (Of course, legal advice from a qualified attorney is an absolute necessity to set up a loan on a property so that all party’s interests are looked after.) A bank might give a qualified person a rate of 6% with a thirty year term while the seller carrying the payments might be able to get a twenty year term at 9% or even higher! When was the last time you saw an investment return like that?
Now, along with benefits, there can be risks involved with carrying payments. If the home buyer could not qualify for a loan at a bank, what does that say about their ability to pay? The seller might negotiate and get exac tly what they wanted for an interest rate, but what if the buyer defaults? Now what? By requiring a down payment, the seller can help to protect themselves in a foreclosure situation. What about collecting the payments on a monthly basis? What if the payor needs to be constantly reminded to send in their payment each month? That can take a lot of time and energy. As you can see, there are a lot of factors involved that one needs to know before carrying payments.
Now that we have a good overview of what the basics are, what exactly is the cash flow business?
Of course, one part is the business of collecting payments as a note holder. Another part is that the person getting the payments can also choose to sell them for a lump sum of cash. Along side the Bride and Groom at a traditional wedding will be the wedding party, in this wedding party there will be the maid of honor, (if she is married she is called a matron of honor) and the bridesmaids. There will also be the best man, flower girl, page boys, ring bearer and the groomsmen.
The page boys, ring bearer and flower girl are normally related to the bride and groom in some way for example a niece, nephew, cousin, little sister or little brother. They may even be children of friends of the family.
Older girls may not be impressed with being a wedding flower girl since it is really a task for the younger child normally for girls aged between two and nine.Although it is quite common an very cute to see a two year old flower girl at a wedding, there are a number of disadvantages to having one so young. The little toddler may not feel comfortable around strangers and she may not understand what’s happening or what she is supposed to do. A very young child will probably need a great deal more supervision. It may be unavoidable that you have to have a very young flower girl but if possible it is best to have one that is a little bit older.
Obviously the Bride is the centre of attention on any wedding day but a little flower girl will receive a lot of attention as well. Quite often she is dressed in a miniature version of the brides dress and when the ring bearer or pageboy is dressed in miniature of the groom’s clothes they look such a cute couple there is a danger that they may get just as much attention as the Bride and Groom!
The clothing of the flower girl was at one time budgeted for along with all the other wedding expenses but in these modern times it is the Mother and Father of the flower girl that is expected to pay any expenses for the flower girl including her clothing.
It is important that the flower girls dress is versatile. The expense of the dress would be more ac ceptable to her parents perhaps if it could be used again or an Easter celebration, First Communion or even for parties.
The flower girl is responsible for walking down the aisle, in front of the bride and spreading flower petals. That is if the church allows it. Just as with confetti, many churches do not appreciate having to clean up afterwards. Check with wherever you are holding your ceremony if the throwing of petals or confetti is allowed. There is now bio degradable confetti which your church may agree to. If it does perhaps a little note on the bottom of the wedding invitation ‘Bio degradable confetti only please’ will make your guests aware.
If your church or the venue where you hold your ceremony does not allow petals to be spread then perhaps your flower girl can carry a bouquet or a flower basket instead.
If you do have a lot of children in attendance at your wedding it may be helpful to remember that they are a lot better w hen it’s not too late in the day when the get overtired. Your wedding guests may have to leave early to put them to bed if it’s too late in the day.
